Friday Update - November 16, 2018

Management Office Closure

The Management Office will be closed on Thursday, November 22nd, through Friday, November 23rd, in observance of the Thanksgiving Day holiday. During this time, the front desk staff will be available to assist you with any immediate requests. All other inquiries will be addressed by Management starting Monday, November 26th. Please note that the weekly newsletter will not be distributed next week due to the short holiday week. Thank you and have a great holiday weekend!

Package Pickup & Disposal

As a courtesy to the front desk staff, we kindly ask that all residents please attempt to retrieve packages as they arrive. With the approaching holidays, the package room becomes extremely full, making it difficult to maneuver around to retrieve other items. Also, please be reminded to break down all boxes and dispose of them in the main refuse room located on P-1. Do not leave boxes in the trash rooms located on the residential floors or place them down the trash chute! Management and the staff appreciate your cooperation!

Garage Vacuuming

On Monday, November 19th, from 8:00am to 3:00pm, the Association’s janitorial company, P.M.S., is scheduled to vacuum the entire parking garage. The janitorial staff will start on parking level one and will work down to parking level 5. During this time, the Association would like to request that all vehicles be removed from the garage, as this work will create dust that may settle on vehicles in the area. If your vehicle is not removed, your parking space will not be vacuumed and the Association will not be responsible for dirt that may settle on your vehicle. Please see the anticipated schedule for the vacuuming of each parking level referenced below:

Holiday Reminders

Below are a few helpful reminders in preparation for the upcoming holidays:

  • Events or gatherings of twenty (20) persons or more require written notice to Management with a minimum 24-hour notice along with a guest list. Please be reminded that Sapphire residents are responsible for all guests, their actions and all noise levels being lowered after 10:00pm. This includes bringing guests in from the balcony.
  • Please do not place large amounts of food or food such as potato peels, extremely fibrous material like corn husks, celery stalks, onion skins, and artichokes down the disposal. Also, no coffee grounds, grease, oil or fat can be allowed into your garbage disposal or drains.
  • It is important to remember that all items thrown down the trash chute must be properly bagged. Loose items and trash should not be thrown down the trash chute. Also, glass and recyclables should not be thrown down the trash chute. Small amounts of recyclables can be placed in the blue recycle bins located on each floor, but large amounts must be broken down and placed in the receptacle located in the refuse room on parking level one (1).
  • The acceptable time frame for winter holiday decorations for Residential Condominiums is from the day after Thanksgiving until January 2nd. All other decorations must be displayed no more than seven (7) calendar days prior to the day of the holiday, and must be removed within five (5) calendar days after the holiday.
  • Holiday decorations must be displayed only inside the Residential Unit. Decorations are prohibited within balconies, hallways, Common Area, Association Property or any other area outside of the Residential Unit. Residents may not hang holiday decorations on the outside of any door to their Condominiums. Only fire retardant coated natural trees and artificial trees are permitted within a Condominium.

For any plumbing emergencies from Thursday, November 22nd—Sunday, November 25th, please contact Pipe Trades at (619) 452-2334 and press 9 for the emergency technician. Please see the attached rate sheet.

Common Area Accidents

Over the past few weeks Management has found that certain issues have gone unreported. Please be reminded that it is crucial for residents to clean up after themselves and their guests in the event of an accident. If you are unable to clean, please contact the front desk at (619) 376-9906 to report any accidents. This includes, but is not limited to, liquid spills, broken items, pet urine/feces & vomit. Please note that bodily fluids are preferred to be cleaned up by the responsible party. Your assistance with these matters is appreciated by your neighbors and staff! Please contact the Management Office with any questions or concerns you may have.

Sapphire Annual Toy Drive— ‘Tis the season for giving!

All Sapphire residents are encouraged to join USO San Diego in helping the children of our active duty military families! Simply purchase a new, unwrapped toy or gift card for children from toddler up to age 18 and drop off your gift in the USO gift donation box located in the Sapphire lobby from November 27th – December 20th. Please see the flyer posted in the mailroom.

Construction Notice—Crane Removal

BOSA began the removal of the construction crane on Monday, November 5th, and is expected to complete the removal by Monday, November 12th, at 7pm. During this time, Kettner Blvd. will be closed from Ash St. to “A” St..  Please see Management for a copy of the traffic plan provided by BOSA Development for further details. This work is expected to be noisy and will affect traffic flow on Kettner. Please plan accordingly and contact the Management Office with any questions or concerns you may have.

No Smoking—Common Area Reminders

Please be reminded that there is no smoking of any kind, including electric smoking devices, in any part of the Association’s Common Areas. These areas include but are not limited to: the residential hallways, the second floor, elevators, lobbies and the parking garage. Also, please be mindful of your neighbors as throwing cigarette butts and debris off the balconies may cause damage to your neighbors’ items, may injure a resident and are a nuisance! Lastly, in the event that you or your guest are smoking in your unit, please ensure that the smell does not emit to the residential hallways. Please contact Management with any questions or concerns you may have.

Parking Reminders

As a reminder, Sapphire is an enclosed property with established rules to ensure the property is secure and pleasant for all residents. Please remember that Sapphire does not have guest parking and that contractors are not permitted to park in the garage. Also, even though parking spaces may appear to be vacant, each parking space is assigned to a unit and may not be occupied by anyone, other than the resident, without their consent. Please keep in mind that utilizing a parking space that does not belong to you is a violation of the Association’s rules and your vehicle may be towed by the owner. While some of these rules may be an inconvenience, they help protect you, the property, our residents and staff. Thank you for your cooperation!

*A MESSAGE FROM YOUR NEIGHBORHOOD COMMITTEE—Some of you may have noticed the new train engines located behind Sapphire Tower. When given the opportunity, please take a look out on your balconies or walk down the breezeway! We are told that the new engines are diesel electric, sleek, spew less fumes and are noticeably quieter! The State of California received fourteen new diesel electric engines and San Diego has received two (2).  Please see Management for a copy of the Quite Zone Document which includes contact information to report train and noise violations.

Friday Update - November 2, 2018

Resident Portal — NOW ACTIVE — PLEASE READ!

As of Tuesday, October 16th, Action switched from utilizing the VIVO Portal to the new Resident Portal! Management sent out emails to all active VIVO Portal users this past week which provided basic information on how to log in to the new Resident Portal. If you have not merged into the new Resident Portal, please do so by logging into your Vivo Portal and merging your account. Should you have any questions or concerns regarding the new Resident Portal or merging accounts, please contact the Management Office.

Five Year Fire System Inspections—Lower Units & Common Area

On Tuesday, November 6th, through Wednesday, November 7th, from 8am—5pm, the  Association’s  Fire System vendor A & D will be conducting follow-up visits to finalize the Five Year Fire System inspections. During this inspection, the vendor will be onsite to visually inspect the fire sprinklers and test announcement speakers to all units from the 6th floor down to parking level #5, including the Common Area. All affected units have received a courtesy call.

Construction Notice—Crane Removal

Kettner Traffic Complaints

As you may know, the pedestrian crossing at Kettner Blvd and A Street can be challenging and dangerous. Members requested that contact information for traffic enforcement be provided to the membership so that residents can report incidents as they occur. In researching for the best contact to provide, it was determined that complains should be made to City Council Member, Chris Ward, in order to address this issue. Residents are also instructed to contact the Traffic Division to report incidents. Please find the Traffic Division and Chris Ward’s contact information below:

No Smoking—Common Area Reminders

Fire System—Do’s and Don’t’s

Management would like to remind all residents that the smoke detectors within your unit are not connected to the common area fire system. In the event smoke is created by a non-emergency issue, such as cooking, dust or debris, please do not open your front door and allow the smoke to enter the common area as the smoke will set off the fire alarm system to the building. Please open your interior windows and balcony door to help remove the smoke from your unit in the event of a non-emergency issue. If smoke is permitted to reach the common area smoke detectors and the alarm is triggered, the fire department will be called to investigate by the Association’s fire monitoring company. If the fire department is dispatched for a false alarm, the Association may be subjected to fines which would then be assessed to the responsible unit. Lastly, smoke or fog machines are not permitted within residential units or the Associations Common Areas. Please contact Management with any questions or concerns you may have. Thank you!

As we enter the holiday season, Management has listed two (2) reminders regarding holiday decorations.

Recycling and Trash Reminders

As a courtesy to your neighbors and the housekeeping staff, it is important to remember to break down all large recyclable materials, including boxes. All large items must be disposed of in the main refuse room located on P-1. Also, when disposing of any recycling items, please be sure to clean out food debris and any liquid left inside. All residents must ensure that all items being disposed of via the trash chute are properly bagged! These steps are crucial in helping the staff as well as preventing problems with the trash chute. Please contact the Management Office with any questions you may have.

*SAPPHIRE’S ELECTION DAY POLLING PLACE—Election day is a few days away! Management has researched Sapphire’s polling place for 2018 and has learned that the new polling place for Sapphire will now be at the St. Joseph Cathedral-Auditorium located on 1528 4TH AVE., SAN DIEGO, CA 92101.  The polling place will be open from 7:00 a.m. to 8:00 p.m. on Election Day only!
