Friday Update - August 31, 2018

Town Hall Notice!

The Board scheduled a Town Hall Forum with all Sapphire owners on Wednesday, September 5th, 2018, at 5:30 p.m. in the Sapphire Clubroom. At this forum, the Board will answer your questions about reconstruction issues. We look forward to seeing you at this forum!

Sapphire’s 10-Year End-of-Summer Celebration—Last week to RSVP! 

Please join us for an end-of-summer celebration commemorating Sapphire Tower’s 10-year anniversary! The event will be held on Saturday, September 8th, from 5:00 p.m. to 8:00 p.m. on the pool deck! Please see the flyer posted in the mailroom for more information and contact the Manager Assistant, Jazmin Seaton, via email at jseaton@actionlife.com or stop by the front desk to RSVP no later than 5:00 p.m. on Tuesday, September 4th.

Management Office Closure—Labor Day

The Management Office will be closed from Saturday, September 1st, through Monday, September 3rd, in observance of the Labor Day holiday. Please contact the front desk if you are in need of immediate assistance during this time. All correspondence will be returned starting Tuesday, September 4th. Have a great weekend!

Board Member Resignation

During the August 27th Board of Directors meeting it was announced that Secretary Kurt Miles would be resigning from the Board, effective immediately. The Association would like to take this time to thank Kurt Miles for all of his assistance, time and contributions while on the Board!

Trash Chute Cleaning

On Thursday, September 6th, between the hours of 8:00 a.m. and 5:00 p.m., the Association’s janitorial company, P.M.S., will be onsite to clean all common area trash chutes. During this time, no trash may be disposed of through the trash chutes as the dumpsters will be removed from the main refuse room. Please note, you may still dispose of all trash and recycling by taking all items down to the main refuse room located in P-1. A separate notice will be sent to all penthouse residents, which includes a more detailed entry schedule.

Pool Rule Reminders—Labor Day!

Being that summer time is upon us, Management feels that it is a good time to give the membership a few summertime tips. Please see Management for a copy of the Summertime Reminder notice.

Committee Formation Requests

During the August 27th Board of Directors meeting a member of the Association requested to form a new Neighborhood Committee. The Neighborhood Committee will serve the purpose of monitoring public and/or private initiatives and evaluate the impact of those initiatives on the Sapphire Tower property and membership.

Also, the Association is still looking for members to volunteer on one or more of the following Committees:

Landscaping—Requires two (2) additional members to activate the Committee.

Social—Requires three (3) members to activate the Committee.

Please fill out a Committee Volunteer form and submit the form to Management if you are interested in participating on one or more of the Association’s Committees. Feel free to contact Management if you have any questions or concerns relating to Committee involvement.

Common Area—Lights & Air Conditioners    

Management has been made aware of lights and air conditioner systems being left on and unattended throughout the 2nd floor amenities. Residents must remember to turn off all lights, T.V.’s and air conditioner systems whenever they are not being used in order to conserve energy. This includes the Fitness Center and Clubroom. We thank you for your cooperation with this matter!

Pool Umbrellas      

Management would like to ask all residents to close and tie the pool umbrellas after each use. The pool deck gets windy at times and if left open and unattended, the umbrellas can be damaged. Your neighbors and the Association thank you for your assistance in maintaining these items in good condition!

Please be reminded that all items thrown down the trash chute must be properly bagged. Loose items and trash must not be thrown down the trash chute as this creates a mess in the main refuse room and within the trash chute itself. Also, please be reminded that glass and recyclables should not be thrown down the trash chute. Small amounts of recyclables can be placed in the blue recycle bins located on each floor, but large amounts must be broken down and placed in the receptacle located in the main refuse room on parking level one (1). Please make sure to inform your housekeeping staff and guests of these requirements and thank you for your attention towards these matters!

Box Breakdown

Management has been informed by the cleaning staff that unbroken down boxes are being left in the trash chute rooms located on each floor. It is very important that boxes are disposed of properly as it makes the removal of this debris much easier for the staff. In the event you have a large amount of recyclable waste to throw away, please utilize the main refuse room located on P1. Your cooperation with this matter will assist the staff tremendously. Thank you for your cooperation with this matter!

Garage Safety

It is important for all Sapphire residents and guests to remember to use caution when entering and exiting the garage. Also, remember to use caution while driving through the garage area and to make sure you do not exceed five (5) miles per hour, as the Sapphire staff or your neighbors may be just around the corner. By following this rule, you will decrease the chance of causing an accident or harm to others. The staff and your neighbors appreciate your cooperation with this matter.

Cigarettes—Common Area Damage

Management was recently informed that the new shade sail located on the pool deck was damaged by a cigarette that was thrown off of a balcony. Please be reminded that debris and cigarette butts must not be thrown off your balcony as it may result in property damage. Residents should also remind guests to properly dispose of cigarette butts while visiting. We thank you for your attention towards this matter.

New Hire—Allen Rekani

We are excited to welcome Allen Rekani as the newest members of the Sapphire team! Allen has a background in the hospitality industry and we are sure he will fit right in with our community. Allen first date will be August 23rd, so please welcome him when you cross paths in the lobby!

Garage Vacuuming

On Monday, August 20th, from 8:00am to 3:00pm, the Association’s janitorial company, P.M.S., is scheduled to vacuum the entire parking garage. The janitorial staff will start on parking level 1 and will work down to parking level 5. During this time, the Association would like to request that all vehicles be removed from the garage, as this work will create dust that may settle on vehicles in the area. If your vehicle is not removed, your parking space will not be vacuumed and the Association will not be responsible for dirt that may settle on your vehicle. Please see the anticipated schedule for the vacuuming of each parking level referenced below:

Fire System Reminder—Smoke In Common Areas

As a reminder to all residents, the smoke detectors within your unit are not connected to the common area fire system. In the event smoke is created by a nonemergency issue, such as cooking, please do not open your front door to allow the smoke to enter the common area, as the smoke will set off the fire alarm system for the building. Please open your interior windows and balcony door to help remove the smoke from your unit in the event of a nonemergency issue. If smoke is permitted to reach the common area smoke detectors and the alarm is triggered, the fire department will be called to investigate by the Association’s fire monitoring company. If the fire department is dispatched for a false alarm, the Association may be subject to fines which would then be assessed to the responsible unit. Please contact Management with any questions or concerns you may have. Thank you!

Broker Only Caravans

Management would like to provide a few reminders for Broker Caravans which must be implemented for each event:

  1. Management must be informed of all Broker Caravans with at least one (1) weeks’ notice.
  2. Caravans are for Brokers only! Clients cannot accompany brokers into the units and the MLS notice cannot be open to the public—no open house events are permitted!
  3. Caravans are only permitted Thursdays from 10am to 12pm.
  4. The hosting broker must have an assistant in the lobby to assist with all brokers that arrive for the event.

*CHOICE JUICERY—Choice Superfood Bar & Juicery, a local eatery originally located in the North County area has officially arrived in Little Italy. The menu ranges from cold-press juice and smoothies to salads, sushi, and sweet and savory snacks, including plenty of gluten-free and dairy-free options! Choice Juicery is located on 1425 India Street and will be open beginning this weekend! The Café’s hours are from 7 a.m. to 6:30 p.m. on weekdays, and from 8 a.m. to 6:30 p.m. on weekends. Friday Update - July 27, 2018

Lower Level Balconies and Patios—Falling Debris!!!

Management has recently received multiple complaints of items falling on to balconies such as glass, balls and cigarette butts, which in some cases have hit your neighbors below! Management would like to remind all residents and guests to be mindful of your neighbors below. Whether it be liquids or cigarette butts, the owners on lower level floors are forced to clean up all fallen debris. While it may not be intentional, falling debris is an inconvenience for your neighbors, and in some cases damages property or can potentially injure your neighbors. Please use an ashtray to dispose of your cigarette butts and avoid allowing trash or debris to fall down onto the lover-level units below. We thank you very much for your cooperation!

Lobby Rearrangement

The Association has finalized the lobby rearrangement project. Please note, that additional paint touch up will be completed early next week. Management and the Board would like to thank the membership for their patience while this project was completed. Please contact the Management office if you have any questions or concerns.

Association Plants—Overwatering!

Management would like to remind all residents to not water any of the Association’s plants, including the plants located on the pool deck, the front entrance and under the breezeway! The Association’s plants are on a strict watering schedule which cannot be disturbed. Please contact Management with any questions or concerns you may have and thank you for your cooperation with this matter!

Broker Only Caravans

Management would like to provide a few reminders for Broker Caravans which must be implemented for each event:

Association Deductible Policy Reminder

As a reminder, when renewing your Homeowners insurance please be sure to provide the Association’s Deductible Policy to your insurance provider to ensure that you are properly covered. The Association’s insurance information can be found on the Vivo Portal or you may contact Management with any general questions or concerns you may have.

Friday Update - July 20, 2018

Comic Con—New Changes

Comic Con has officially arrived! This year Comic Con has made a few changes that can affect residents of Sapphire and surrounding areas. With hopes of enhancing security measures due to the large number of people at Comic Con every year, both attendees and spectators, Comic Con has now opted to close Comic Con for Attendees only– no badge, no access. The no badge, no access also includes parking at the Convention Center. Another change brought on this year is the closure of Harbor Drive. During Wednesday, July 18th, through Sunday, July 22nd, Harbor Drive will be closed throughout different times to anyone not attending Comic Con! This change includes pedestrians, vehicles, scooters and bikes! The dates and times are listed below and please visit the mailroom for more information on road closures, access points and shuttle information.

Association Deductible Policy Reminder

As a reminder, when renewing your Homeowners insurance please be sure to provide the Association’s Deductible Policy to your insurance provider to ensure that you are property covered. The Association’s insurance information and Deductible Policy can be found on the Vivo Portal or you may contact Management with any general questions or concerns you may have.

Welcome Packet—Reminder

As you may know, a Welcome Packet was developed in an effort to consolidate important Association information that residents and guests should be aware of which was published in August of 2017. Please contact Management for a copy of the Welcome Packet or visit the Vivo Portal at any time to review this important information.

Lobby Rearrangement

The Association is currently in the process of finalizing the rearranging of the lobby furniture and art work. An update will be provided once the project has been completed. Management and the Board would like to thank the membership for their patience while this project is finalized. Please contact the Management office if you have any questions or concerns.

Garage Safety

It is important for all Sapphire residents and guests to remember to use caution when entering and exiting the garage as there may be pedestrians walking or scooters and bicycles zooming past Sapphire. Also, remember to use caution while driving through the garage area and to make sure you do not exceed five (5) miles per hour, as the Sapphire staff or your neighbors may be just around the corner. Please note that all residents and guests must utilize their lights when navigating through the garage. By following these rules you will decrease the chance of causing an accident or harm to others. The staff and your neighbors appreciate your cooperation with this matter.

*LITTLE ITALY WEDNESDAY MARKET—As of Wednesday, July 18th, there is a new weekly farmers’ market in Little Italy– the Little Italy Wednesday Market! The new farmers market will be held every Wednesday, rain or shine, all year long from 9am to 1pm! Similar to the treasured Little Italy Mercato, the market will offer a selection of farm fresh produce, pastured eggs, poultry, meat, fish and more brought to the neighborhood by California farmers, fisherman and artisan food makers. The Little Italy Wednesday Market will occupy three blocks on W. Date St. between Kettner Blvd. and State St.—activating the newly open Piazza Della Famiglia.

*LITTLE ITALY FOOD HALL—Located in the heart of Little Italy, at the new Piazza Della Famiglia on 550 W. Date St, the Little Italy Food Hall is a new social dining concept for San Diego. No Smoking in the Common Areas!

Over the last few weeks, the Association’s janitorial staff have found cigarette and marijuana butts in the pool area. Please be reminded that Sapphire has a nonsmoking policy that applies to all common areas. These areas include, but are not limited to: residential hallways, second floor amenities and parking garage. Please be mindful of your neighbors by not throwing cigarette butts or allowing debris to fall off your balcony as this is a nuisance and can cause potential damage to property. Please contact Management with any questions or concerns and thank you for your cooperation with this matter!

Bicycle Reminders

Management was recently informed of a bicycle being placed in a bike rack that belongs to another unit. Please be reminded that bike racks are assigned by the Association and are not open to use, even if there is not a bike present. Please see the photo posted in the mailroom for the most recent occurrence. If you are the owner of the bicycle, please retrieve the bike immediately or it will be removed and stored by the Association for a duration of 30 days. In the event the bicycle is not claimed, it will be donated. Please contact the Management Office with any questions you may have.

NCTD Board—New Locomotives to Serve San Diego County

Management has received an update from the North County Transit District (NCTD) regarding the June Board meeting. The NCTD Board has approved the purchase of five (5) new locomotives to serve the San Diego County. Please visit the NCTD News Center page at www.news.gonctd.com, for more information.

As a reminder, residents may file complaints for quiet zone infractions. All complaints must be emailed to both Grade Crossing Inspectors for FRA Region 7 and provide as much information as possible, such as: date, time, train number, locomotive number, location, etc. To file a complaint send an email to both Jacob Peterson, at jacob.r.peterson@dot.gov, and Darrell Fizer, at darrell.fizer@dot.gov. Please include Greyson Connelly, the General Manager in all emailed complaints.

The “Get it Done” app facilitates the ability to report items taking place throughout the city. This includes but is not limited to the following: reporting trash, graffiti/vandalism, transient issues. When using the app to report items, you can send the exact coordinates of the location and include pictures as well. While one may still place calls, the app documents all reports filed. Please note that there may be a standard turnaround time of 24-48 hours, however, Staff has used the app and has seen a faster turnaround time. Please contact Management for a copy of the City of San Diego Contact List and instructions for downloading and utilizing the app.

On Wednesday, June 27th, SDG&E began the trench work for the utility tie-in for Savina. It comes with mixed emotions that I inform you that front desk staff member, Joydawn Jackson, will be leaving Sapphire to rejoin Action’s On-Call team. Joydawn’s last day will be Thursday, July 4th.  Please stop by the front desk to wish her the best on her future endeavors!

Friday Update - June 22, 2018

A & D Fire System Inspection—Common Areas

This year’s second fire system inspection is scheduled for Thursday, June 28th, from 8am—5pm. During this inspection, the Association’s fire system vendor, A & D, will be onsite throughout all common areas to visually inspect all sprinklers and smoke detectors. This visual inspection will not require the testing of any alarms. Please contact the Management Office if you have any questions or concerns you may have.

Water Shut Off—Common Areas

On Tuesday, June 26th, from 10:00am to 2:00pm, the restrooms located on the ground level and the second floor will have no water due to a water shut off for approved residential plumbing repairs. Please note that notice has been sent to all residents who will be affected by this water shut off. While we anticipate that these repairs will be completed before 2:00pm, we have allocated more time just in case. We thank you for your patience and understanding while these repairs are being completed.

¨ No running, jumping, wrestling, pushing, diving or any other similar, boisterous activity in or around the pool or spa area is permitted at any time. Eating or drinking within the pool or spa is prohibited.

¨ Smoking is prohibited within the pool and spa area, as it is in all other Common and Association Property areas. Also, please DO NOT bring glass of any type into the pool area. Please note that pets are not allowed on the second floor or the amenities.

¨ Proper attire must be worn in the lobby. Shoes and shirts are required to be worn at all times while in the Common Area and Association Property (except within the pool and spa areas).

¨ Anyone going to and from the pool/spa area must wear a cover-up. Precautions should be taken to prevent excess water from dripping onto interior surfaces and flooring, which may cause a slippery and dangerous condition.

*BOARD MEETING NOTICE—The next Board meeting has been scheduled for June 25th, 2018, at 5:00pm, in the second floor Clubroom. All owners are encouraged to attend. We hope to see you there!

*BUILDING SCHEDULE—Management has compiled a weekly building schedule with all items affecting other units, elevator use and amenities. Please see the building schedule posted in the mailroom . Also, the building schedule is posted every week in the mail room. Please contact the Manager Assistant, Jazmin Seaton, via email with for all elevator, Clubroom and contractor scheduling requests at jseaton@actionlife.com.
