Friday Update - March 15, 2019

RECONSTRUCTION UPDATE—TOWN HALL INVITATION

The Board of Directors has scheduled a Homeowner Town Hall Meeting for Monday, March 25, at 6:00 p.m. in the Sapphire Clubroom located on the second floor. Nautilus Reconstruction and Management will provide an update detailing the construction schedule and how it will temporarily affect certain facets of daily and existing routines at Sapphire Tower. Additional notices and details will be provided as we prepare for the commencement of reconstruction.

Resident CPR/AED Training

On Tuesday, March 26, at 6:00 p.m., San Diego Project Heartbeat and Sapphire Tower have teamed up to provide a free educational, hands-on Resident CPR/AED Training course. While this class does not provide certification, it is highly recommended that you attend! The training will be held in the Sapphire Clubroom located on the 2nd Floor. Please RSVP with the Manager Assistant, Jazmin Seaton, at (619) 237-8079 or jseaton@actionlife.com by March 22, 2019.

Neighborhood Committee Update—Savina

Sapphire Towers’ Neighborhood Committee noticed months ago that Savina was building an open parking structure that had light intrusion on the north side of Sapphire.  The Committee members contacted various Sapphire Board members and we were informed the Board was actively working on the matter. The Committee and the Board have had meetings and discussions within the Sapphire Board monthly meetings. We are finally getting traction on the matter and hope to receive an update soon regarding what Savina will be doing to block the unsightly light pollution. Further information will be provided once an update has been received. However, please note that we are always on the lookout for anything that will violate the values of our residences and disturb our emotional wellbeing. If you have any questions, suggestions or concerns, please email the General Manager, Greyson Connelly, at gconnelly@actionlife.com. Management will relay the message to a member of the Neighborhood Committee.

Replacement LED Lighting Option

A fellow resident and board member has identified an energy efficient LED lightbulb that can replace the old style compact fluorescent lightbulbs (CFL) located in our kitchens and bathrooms. The SilverLite LED light bulb is very new and interesting because they are plug & play compatible with the ballast-equipped CFL light fixtures many units have, including our common area ceiling light fixtures. They are 61.5% more energy efficient using only 5 watts of energy compared to 13 watts with the old style CFLs. They do not contain toxic mercury, can be used in damp locations above shower/tub, can be placed in totally enclosed fixtures, and are instantly bright without any warmup time. They have a 50,000 hour lifetime and come with a 5-year limited warranty. Friday Update - March 1, 2019

CRSSD Festival

The biannual CRSSD Festival is back on Saturday, March 2, from noon to 11 p.m., and on Sunday, March 3, from noon to 10 p.m. CRSSD is a multi-stage musical festival that features many different artists. This event is located at the Waterfront Park at 1600 Pacific Highway. Loud music and bass from the festival may travel to some of the north- and west-facing units. Please plan accordingly. Five-Year Fire System Repair Reminder

As a follow up to the Association’s five-year fire system inspection, the Association’s fire system vendor has compiled a list of repairs that must be addressed within specific residential units. The repairs are scheduled to begin Tuesday, March 5, through Wednesday, March 6, from 8:00 a.m. to 4:30 p.m. each day. All units directly affected by these repairs received a courtesy call from the front desk. Please note that some common areas will also be affected by these repairs and we ask that you please use caution when in the common areas referenced in the schedule. In preparation for these repairs, Management requests that all items near or directly under the affected sprinklers be removed prior to the commencement of the repairs. If assistance is needed, please contact Management. Please be advised that the Association will not be able to accommodate schedule changes due to the nature of this project and we request that you please plan accordingly. We thank you for your cooperation with this matter!

Friday Update - February 15, 2019

Management Office Closure

The Management Office will be closed on Monday, February 18, in observance of the President’s Day holiday. During this time, the front desk staff will be available to assist you with any immediate requests. All other inquiries will be addressed by Management starting Tuesday, February 19. Strong Weather Notice

The upcoming weather is expected to bring heavy rain and strong winds! In efforts to prevent as much damage as possible, below are a few tips to prepare for the weather to come:

¨ Please use caution when entering the lobby on foot as there may be sandbags in place and the lobby floor may also be wet.

¨ When entering or exiting the garage, please avoid hitting the sandbags so they do not become damaged.

¨ Remove all items from your balcony and decks that could potentially blow off with the strong winds.

¨ If you have a lower level deck, please make sure that the drains are clear of debris.

¨ Make sure all windows and balcony doors are shut and secure.

¨ Check all window frames and balcony doors for water intrusion. If you have water intrusion present, please photograph the issue and email Management.

Please contact the front desk if you have any urgent matters to report. Otherwise, please contact the Management Office during business hours if you have any questions or concerns.

As a courtesy, Management would like to remind all residents who wish to paint the interior of their units that under no circumstances should you or your contractors paint any part of the fire sprinkler system, which includes the sprinkler head itself. Painting or alterations of any sort to the fire sprinkler system can prevent the system from activating in the event of an emergency. Your neighbors and the Association thank you for your cooperation with this matter!

A Message from the Neighborhood Committee

The California Air Resources Board (CARB) has released their preliminary health analysis for ocean going vessels at berth. This document also includes the  cruise ships docked at the Embarcadero. CARB wishes to enforce stricter emission controls on these ships sooner than originally planned and have requested that residents in the surrounding areas place public comments no later than Friday, February 15, 2019 by visiting https://www.arb.ca.gov/ports/shorepower/shorepower.htm?utm_medium=email&utm_source=govdelivery. The report shows a significant reduction to our health risks if stricter emission controls for diesel exhaust fumes are implemented. Note that the San Diego numbers are extrapolated due to the downtown area not having a monitoring station! However, less emissions from toxic diesel exhaust fumes are still in our best interest. If you wish to comment, please see the attached instructions and suggested draft message to leave a public comment.

Resident Guests Reminders

Management would like to remind all residents that guests must be accompanied by residents at all times when in the common areas. This includes, but is not limited to: accessing the garage, the fitness center, club room, BBQ area, and the pool and spa deck. Please contact management with any questions or concerns you may have. In the event that you need to idle your vehicle, Management requests that you remove your vehicle from the garage into an open air space. Removing your vehicle to an open air space helps prevent excessive toxic fumes from accumulating and lingering in the parking garage.

Recycling Reminders

As a courtesy to your neighbors and the housekeeping staff, it is important to remember to break down all large recyclable materials and it’s preferred that all large items be thrown away in the trash room located on P-1. Also, when disposing of any recycling, please be sure to clean out food debris left inside. Lastly, please make sure that you bag all glass prior to disposal, as glass can be a safety hazard for others. These steps are simple and are crucial in helping the staff, as well as preventing problems with the trash chute. Please see Management for a copy of the recycle chart which indicate items that can and cannot be recycled. If you have any questions, please contact the Management Office during business hours. Friday Update - February 1, 2019

Annual Elevator Testing

Beginning Wednesday, February 6, through Friday, February 8, the Association’s elevator vendor, ThyssenKrupp, will be onsite to conduct repairs and testing required by the State Elevator Inspector.

On Wednesday, February 6, from 8:00 a.m. to 4:00 p.m., ThyssenKrupp will conduct the elevator recall test which will place both elevators out of service for approximately 20 minutes. 

On Thursday, February 7, and Friday, February 8, ThyssenKrupp will complete required adjustments and calibration assigned to both elevators by the State inspector. During this time, each elevator will be tested separately for a period of approximately four (4) hours.

Please plan accordingly as there will be delays in elevator use and response times while the tests are being conducted on the dates referenced above. We appreciate your patience and understanding while these tests and repairs are being completed.

Surveillance System Update

The Association’s security vendor has completed the new updates to Sapphire’s surveillance system! Please note that there is a new camera on the northwest end of the second floor hallway and another at the emergency exit stairwell located on the south end of the pool deck. These new updates provide better resolution and provide more memory!

Amtrak & Coaster Reminders

NCTD has requested that we remind all residents to avoid allowing their pets from relieving themselves on the train tracks, pedestrian crossings, train platforms and surrounding areas as this poses a safety hazard to your pets, a health hazard to the technicians, and at times prevents the technicians from properly assessing the trains. Your community and NCTD thank you for your assistance with this matter!

Annual Elevator Testing

Beginning Monday, February 4, through Wednesday, February 6, the Associations’ elevator vendor, ThyssenKrupp, will be onsite to conduct repairs and testing required by the State Elevator Inspector.

On Monday, February 4, from 8:00 a.m. to 4:00 p.m., ThyssenKrupp will conduct the elevator recall test which will place both elevators out of service for approximately 20 minutes. 

On Tuesday, February 5, through Wednesday, February 6, ThyssenKrupp will complete required adjustments and calibration assigned to both elevators by the State inspector. During this time, each elevator will be tested separately for a period of approximately four (4) hours.

Please plan accordingly as there will be delays in elevator use and response times while the tests are being conducted on the dates referenced above. We appreciate your patience and understanding while these tests and repairs are being completed.

Surveillance System Update

The Association’s security vendor has completed the new updates to Sapphire’s surveillance system! Please note that there is a new camera on the northwest end of the second floor hallway and another at the emergency exit stairwell located on the south end of the pool deck. These new updates provide better resolution and provide more memory!

J & A Move Coordinator—Updates

On Monday, January 14, Sapphire’s Move Coordinator, J & A Move Coordinators, informed Management of a recent change made to their payment methods and will now only accept payment in form of cash or credit/debit cards. All credit/debit card payments will also include a $5.00 surcharge. Moving forward, they will also be providing all residents with an invoice, which will be emailed 24 hours prior to your move. Please feel free to contact Management with any questions or concerns you may have.

Pet Policy Reminders

As a reminder, below is a compiled list of Sapphire’s Pet Policy which applies to all residents and their guests.

¨ All pets must be on a leash or held while in the Common Areas. This includes the elevators, lobby, parking garage, service entrance and residential hallways.

¨ Leashes may be no longer than 8 feet and all retractable leashes cannot exceed 8 feet.

¨ No more than two (2) usual or domestic pets permitted per unit. This excludes exotic animals.

¨ All Owners are held liable for damage caused to the Association property, residential property or other pets.

¨ All pet “accidents” must be promptly cleaned up by the Owner of the pet. Pets are not permitted to utilize the Exclusive Use Balconies or Sapphire’s front planters, and Owners are requested to walk their pets under the breezeway.

¨ No pet waste is permitted to be disposed of through the trash chutes or in any common area receptacle. Pet waste may be disposed of in the trash bin located in the main refuse room on P-1.

¨ No animal shall be bathed in any Association Common Area, Association Property or Exclusive Use Balcony. Pets may not be left unattended in any Common Area, Association property or Exclusive Use Balcony.

¨ Pets are not permitted in any of the 2nd Floor Common Areas including the Fitness Center, Restrooms, Clubroom, Pool and Spa areas.

Architectural Reminders

The Association has architectural standards and procedures for most modifications and installations that must first be approved by the Board before owners may proceed with their desired improvements. While not all improvements require approval, Management requests that owners present potential modifications you may be considering for review to ensure all Association procedures are being followed. Even if the work is cosmetic, we request that you contact the Management or the Manager’s Assistant to coordinate all work so proper notice can be distributed to your neighbors and to make sure the elevator is available for your project and contractor. We appreciate your assistance with this matter!

Common Area—Floor Care

On Monday, January 21, from 8:00 a.m. to 3:00 p.m., the Association’s janitorial company, P.M.S., will be cleaning the second floor hallway, restrooms, and the pool deck area. During this time, the Association would like to request that you please use caution while in the common areas as the janitorial crew may be working and the floors may be slightly wet.

The New Year is here and Management would like to remind all owners to make the necessary changes to reflect the new assessment amounts for 2019. Please contact Management for a copy of the 2019 Assessment Schedule. In the event that you have automatic payments through Action’s ACH program, your assessment amount will automatically update for 2019. If you have automatic payments through your bank (not through Action), you will need to contact your bank to manually adjust your debited payment amount. Keep in mind, that while assessments are allocated to homeowner accounts on the 1st of each month, payments are not considered late until the close of business on the 15th of each month.

Friday Update - January 11, 2019

Fire System and Equipment Inspections

Beginning Monday, January 14th, through Wednesday, January 16th, from 8am—5pm, the Association’s fire system vendor, A & D, will be onsite throughout all common areas to conduct fire extinguisher and sprinkler system inspections. Please note that these inspections will not require the testing of any alarms. However, the Association will require access to all penthouse and commercial units to retrieve the fire extinguishers for testing. Please see the anticipated schedule below for further detail:

Monday, January 14th—Access required to all penthouse and commercial units to retrieve fire extinguishers.

Tuesday, January 15th, and Wednesday, January 16th—Access required to commercial units for PRV inspection and test­ing.

All penthouse and commercial owners will receive a courtesy call from the Front Desk Assistant to confirm an entry schedule.

Strong Weather Notice & Reminders

Due to the upcoming potentially strong weather expected tonight through Thursday, January 17th, the Association would like to provide notice and reminders to help mitigate potential issues. Please see below.

¨ Remove all items from your balcony and decks that could potentially blow off with the strong winds.

¨ If you have a lower level deck, please make sure that the drains are clear of debris.

¨ Make sure all windows and balcony doors are shut and secure. Check all window frames and balcony doors for water intrusion. If you have water intrusion present, please photograph the issue and email Management.

Please contact the front desk if you have any urgent matters to report. Otherwise, please contact the Management Office during business hours if you have any questions or concerns.

Three (3) Minute Passenger Loading Zone

Please be reminded that the white loading zone directly in front of Sapphire is for passenger loading and unloading only, 24 hours a day, 7 days a week, including holidays. The city has increased the parking enforcement officer’s surveillance throughout Downtown. Please be advised that the vehicle is considered parked if there is no one inside of the vehicle. Your car will be ticketed and may be towed if you have left your vehicle unattended in the white zone.
