Friday Update - January 18, 2019

Common Area—Floor Care

On Monday, January 21, from 8:00 a.m. to 3:00 p.m., the Association’s janitorial company, P.M.S., will be cleaning the second floor hallway, restrooms, and the pool deck area. During this time, the Association would like to request that you please use caution while in the common areas as the janitorial crew may be working and the floors may be slightly wet.

J & A Move Coordinator—Updates

On Monday, January 14, Sapphire’s Move Coordinator, J & A Move Coordinators, informed Management of a recent change made to their payment methods and will now only accept payment in form of cash or credit/debit cards. All credit/debit card payments will also include a $5.00 surcharge. Moving forward, they will also be providing all residents with an invoice, which will be emailed 24 hours prior to your move. Please feel free to contact Management with any questions or concerns you may have.

Assessment Update Reminder

The New Year is here and Management would like to remind all owners to make the necessary changes to reflect the new assessment amounts for 2019. Please contact Management for a copy of the 2019 Assessment Schedule. In the event that you have automatic payments through Action’s ACH program, your assessment amount will automatically update for 2019. If you have automatic payments through your bank (not through Action), you will need to contact your bank to manually adjust your debited payment amount. Keep in mind, that while assessments are allocated to homeowner accounts on the 1st of each month, payments are not considered late until the close of business on the 15th of each month.

Pet Policy Reminders

As a reminder, below is a compiled list of Sapphire’s Pet Policy which applies to all residents and their guests.

¨ All pets must be on a leash or held while in the Common Areas. This includes the elevators, lobby, parking garage, service entrance and residential hallways.

¨ Leashes may be no longer than 8 feet and all retractable leashes cannot exceed 8 feet.

¨ No more than two (2) usual or domestic pets permitted per unit. This excludes exotic animals.

¨ All Owners are held liable for damage caused to the Association property, residential property or other pets.

¨ All pet “accidents” must be promptly cleaned up by the Owner of the pet. Pets are not permitted to utilize the Exclusive Use Balconies or Sapphire’s front planters and Owners are requested to walk their pets under the breezeway.

¨ No pet waste is permitted to be disposed of through the trash chutes or in any common area receptacle. Pet waste may be disposed of in the trash bin located in the main refuse room on P-1.

¨ No animal shall be bathed in any Association Common Area, Association Property or Exclusive Use Balcony. Pets may not be left unattended in any Common Area, Association property or Exclusive Use Balcony.

¨ Pets are not permitted in any of the 2nd Floor Common Areas including the Fitness Center, Restrooms, Clubroom, Pool and Spa areas.

Architectural Reminders

The Association has architectural standards and procedures for most modifications and installations that must first be approved by the Board before owners may proceed with their desired improvements. While not all improvements require approval, Management requests that owners present potential modifications you may be considering for review to ensure all Association procedures are being followed. Even if the work is cosmetic, we request that you contact the Management or the Manager’s Assistant to coordinate all work so proper notice can be distributed to your neighbors and to make sure the elevator is available for your project and contractor. We appreciate your assistance with this matter!

Friday Update - January 11, 2019

Fire System and Equipment Inspections

Beginning Monday, January 14th, through Wednesday, January 16th, from 8am—5pm, the Association’s fire system vendor, A & D, will be onsite throughout all common areas to conduct fire extinguisher and sprinkler system inspections. Please note that these inspections will not require the testing of any alarms. However, the Association will require access to all penthouse and commercial units to retrieve the fire extinguishers for testing. Please see the anticipated schedule below for further detail:

Monday, January 14th—Access required to all penthouse and commercial units to retrieve fire extinguishers.

Tuesday, January 15th, and Wednesday, January 16th—Access required to commercial units for PRV inspection and test­ing.

All penthouse and commercial owners will receive a courtesy call from the Front Desk Assistant to confirm an entry schedule.

Strong Weather Notice & Reminders

Due to the upcoming potentially strong weather expected tonight through Thursday, January 17th, the Association would like to provide notice and reminders to help mitigate potential issues. Please see below.

¨ Remove all items from your balcony and decks that could potentially blow off with the strong winds.

¨ If you have a lower level deck, please make sure that the drains are clear of debris.

¨ Make sure all windows and balcony doors are shut and secure. Check all window frames and balcony doors for water intrusion. If you have water intrusion present, please photograph the issue and email Management.

Please contact the front desk if you have any urgent matters to report. Otherwise, please contact the Management Office during business hours if you have any questions or concerns.

Three (3) Minute Passenger Loading Zone

Please be reminded that the white loading zone directly in front of Sapphire is for passenger loading and unloading only, 24 hours a day, 7 days a week, including holidays. The city has increased the parking enforcement officer’s surveillance throughout Downtown. Please be advised that the vehicle is considered parked if there is no one inside of the vehicle. Your car will be ticketed and may be towed if you have left your vehicle unattended in the white zone.

The New Year is here and Management would like to remind all owners to make the necessary changes to reflect the new assessment amounts for 2019. In the event that you have automatic payments through Action’s ACH program, your assessment amount will automatically update for 2019. If you have automatic payments through your bank (not through Action), you will need to contact your bank to manually adjust your debited payment amount. Keep in mind, that while assessments are allocated to homeowner accounts on the 1st of each month, payments are not considered late until the close of business on the 15th of each month. Christmas Tree Bin—Last Week!

Management has arranged for a trash container specifically for the disposal of Christmas trees! The container is located inside the P-1 Refuse Room until Tuesday, January 8th, 2019. As a reminder, all trees must be brought down Monday—Saturday between the hours of 8:00 a.m. & 5:30 p.m., as the trees can be very messy and may require clean up. Also, please make sure that the trees are bagged or wrapped when bringing them into the common areas, as this will help eliminate excess debris and cleanup. We thank you for your cooperation with this matter!

Balcony Reminder—Water and Debris

Water and debris should never be permitted to leave any residential balcony area, as the water falls onto your neighbor’s balconies and windows below. If you clean your balcony or water your plants, be sure to removal all residual water by mopping or vacuuming. Be advised that it is a violation of the Association’s rules to allow water or debris to fall onto your neighbors below. Please contact the Management Office if you have any questions regarding this topic.

During this time, the front desk staff will be available to assist you with all immediate requests. All other inquiries will be addressed by Management starting Wednesday, January 2nd. Below are a few helpful reminders in preparation for the upcoming holidays:

¨ Events or gatherings of twenty (20) persons or more require written notice to Management with a minimum 24-hour notice along with a guest list. Please be reminded that Sapphire residents are responsible for all guests, their actions and all noise levels being lowered after 10:00pm. This includes bringing guests in from the balcony.

¨ Please do not place large amounts of food or food such as potato peels, extremely fibrous material like corn husks, celery stalks, onion skins, and artichokes down the disposal. Also, no coffee grounds, grease, oil or fat can be allowed into your garbage disposal or drains.

¨ It is important to remember that all items thrown down the trash chute must be properly bagged. Loose items and trash should not be thrown down the trash chute. Also, glass and recyclables should not be thrown down the trash chute. Small amounts of recyclables can be placed in the blue recycle bins located on each floor, but large amounts must be broken down and placed in the receptacle located in the refuse room on parking level one (1).

¨ The acceptable timeframe for winter holiday decorations for Residential Condominiums is from the day after Thanksgiving until January 2nd. All other decorations must be displayed no more than seven (7) calendar days prior to the day of the holiday, and must be removed within five (5) calendar days after the holiday.

¨ Holiday decorations must be displayed only inside the Residential Unit. Decorations are prohibited within balconies, hallways, Common Area, Association Property or any other area outside of the Residential Unit. Residents may not hang holiday decorations on the outside of any door to their Condominiums. Only fire retardant coated natural trees and artificial trees are permitted within a Condominium.

Package Pickup & Disposal

As a courtesy to the front desk staff, we kindly ask that all residents please attempt to retrieve packages as they arrive. With the approaching holidays, the package room becomes extremely full, making it difficult to maneuver around to retrieve other items. Also, please be reminded to break down all boxes and dispose of them in the main refuse room located on P-1. Do not leave boxes in the trash rooms located on the residential floors or place them down the trash chute! Management and the staff appreciate your cooperation!

Scooter and Bicycle Use

Management would like to remind all residents to not leave the rental bicycles and scooters directly in front of Sapphire or in front of the emergency exits or commercial unit doors. If you utilize the bicycles or scooters we ask that they are left near the trash can on the corner of Kettner Blvd. and “A” Street or along the yellow commercial curb on “A” Street. Your cooperation with this matter is appreciated!

Sapphire Annual Toy Drive— ‘Tis the season for giving! – LAST WEEK!

All Sapphire residents are encouraged to join USO San Diego in helping the children of our active duty military families! Simply purchase a new, unwrapped toy or gift card for children from toddler up to age 18 and drop off your gift in the USO gift donation box located in the Sapphire lobby from November 27th – December 20th. Friday Update - December 7, 2018

Strong Weather Notice

Yesterday’s rain caused havoc, however, with the help of the staff and residents, we were able to divert most of the flooding from entering the property. Unfortunately, some water did make it into the garage. This water will eventually evaporate. Please take the time to inspect your storage unit to ensure that no items were damaged or that there is no standing water.

Below are a few additional tips to prepare for the upcoming rain:

  • All residents should inspect their storage units for damage and remove any items of concern that could potentially be damaged.
  • Remove all items from your balcony and decks that could potentially blow off with the strong winds.
  • If you have a lower level deck, please make sure that the drains are clear of debris.
  • Make sure all windows and balcony doors are shut and secure.
  • Check all window frames and balcony doors for water intrusion. If you have water intrusion present, please photograph the issue and email Management.

A&D Fire — 4th Quarterly Fire Inspection

On Wednesday, December 12th, from 8:00am to 5:00pm, the Association’s fire system vendor, A&D Fire, will be onsite to complete the 4th quarterly fire inspection of all common area equipment. This inspection will not involve any residential access but please be advise that technicians will be throughout the common area during this time.

Common Area Accidents

Over the past few weeks Management has found that certain issues have gone unreported. Please be reminded that it is crucial for residents to clean up after themselves and their guests in the event of an accident. If you are unable to clean, please contact the front desk at (619) 376-9906 to report any accidents. This includes, but is not limited to, liquid spills, broken items, pet urine/feces & vomit. Please note that bodily fluids are preferred to be cleaned up by the responsible party. Your assistance with these matters is appreciated by your neighbors and staff! Friday Update - November 9, 2018

Construction Notice—Crane Removal

BOSA began the removal of the construction crane on Monday, November 5th, and is expected to complete the removal by Monday, November 12th, at 7pm. During this time, Kettner Blvd. will be closed from Ash St. to “A” St..  Please see Management for a copy of the traffic plan provided by BOSA Development for further details. This work is expected to be noisy and will affect traffic flow on Kettner. Please plan accordingly and contact the Management Office with any questions or concerns you may have.

No Smoking—Common Area Reminders

Please be reminded that there is no smoking of any kind, including electric smoking devices, in any part of the Association’s Common Areas. These areas include but are not limited to: the residential hallways, the second floor, elevators, lobbies and the parking garage. Also, please be mindful of your neighbors as throwing cigarette butts and debris off the balconies may cause damage to your neighbors’ items, may injure a resident and are a nuisance! Lastly, in the event that you or your guest are smoking in your unit, please ensure that the smell does not emit to the residential hallways. Please contact Management with any questions or concerns you may have.

Parking Reminders

As a reminder, Sapphire is an enclosed property with established rules to ensure the property is secure and pleasant for all residents. Please remember that Sapphire does not have guest parking and that contractors are not permitted to park in the garage. Also, even though parking spaces may appear to be vacant, each parking space is assigned to a unit and may not be occupied by anyone, other than the resident, without their consent. Please keep in mind that utilizing a parking space that does not belong to you is a violation of the Association’s rules and your vehicle may be towed by the owner. While some of these rules may be an inconvenience, they help protect you, the property, our residents and staff. Thank you for your cooperation!

Also, glass and recyclables should not be thrown down the trash chute. Small amounts of recyclables can be placed in the blue recycle bins located on each floor, but large amounts must be broken down and placed in the receptacle located in the refuse room on parking level one (1).

¨ The acceptable timeframe for winter holiday decorations for Residential Condominiums is from the day after Thanksgiving until January 2nd. All other decorations must be displayed no more than seven (7) calendar days prior to the day of the holiday, and must be removed within five (5) calendar days after the holiday.

¨ Holiday decorations must be displayed only inside the Residential Unit. Decorations are prohibited within balconies, hallways, Common Area, Association Property or any other area outside of the Residential Unit. Residents may not hang holiday decorations on the outside of any door to their Condominiums. Only fire retardant coated natural trees and artificial trees are permitted within a Condominium.

*A MESSAGE FROM YOUR NEIGHBORHOOD COMMITTEE—Some of you may have noticed the new train engines located behind Sapphire Tower. When given the opportunity, please take a look out on your balconies or walk down the breezeway! We are told that the new engines are diesel electric, sleek, spew less fumes and are noticeably quieter! The State of California received fourteen new diesel electric engines and San Diego has received two (2).  Please see Management for a copy of the Quite Zone Document which includes contact information to report train and noise violations.
