Friday Update - January 12, 2018

Kettner Construction Notice—Monday, January 15

Management was recently informed by Bosa Development that they have obtained a noise permit from the City which will allow them to work this Monday, January 15, which is Martin Luther King Jr. Day. Management would like to advise all residents to please plan accordingly as you may hear construction noise.

Construction Reminder—Holiday Dates

Please note that contractors may work on Monday, January 15, Martin Luther King Jr. Day, as it is not a restricted holiday listed in the Association’s Rules and Regulations. Please contact the Management Office should you have any questions or concerns. Otherwise, you may hear construction noise from one of the ongoing projects within the building.

Common Area Project—Update

The painting in the Lobby, Garage, Second Floor and Service Entrance has been completed! Management and the Board would like to thank all residents for their patience and cooperation while this work was being completed! Further updates will be provided once the remaining portions of the work have been scheduled.

Assessment Update Reminder

Management would like to remind all owners to make the necessary changes to update your new assessment amount for 2018. Please note, if you have automatic payments through Action’s ACH program, your assessment amount will automatically update for 2018. If you have automatic payments through your bank (not through Action), you will need to contact your bank to manually adjust your debited payment amount. Keep in mind, that while assessments are allocated to homeowner accounts on the 1st of each month, payments are not considered late until the close of business on the 15th of each month. Please contact Management if you have any questions or concerns regarding this matter.

Friday Update - January 5, 2018

Front Desk—New Hire

I would like to introduce Wayne Thomas as the newest member of the Sapphire front desk team! Wayne is a strong individual who has a background in the security industry. Wayne’s first day will be Saturday, January 6th, so please welcome Wayne to Sapphire whenever you meet him.

Common Area Project—Update

Christmas Tree Bin—Last Weekend

Please note, that this is the last weekend for the removal of Christmas trees as the tree bin will be removed on Monday, January 8th. Please coordinate with the front desk prior to removing your Christmas tree from your unit, as the staff can assist with the debris that may be left during the removal of your tree. Also, please make sure that trees are bagged or wrapped when bringing the trees down to the refuse room as this will help eliminate excess debris and cleanup. We thank you for your cooperation with this matter!

Keep in mind, that while assessments are allocated to homeowner accounts on the 1st of each month, payments are not considered late until the close of business on the 15th of each month. Please contact Management if you have any questions or concerns regarding this matter.

The staff would like to thank all Sapphire residents for the appreciation and gratitude. We look forward to the opportunity to serve you for another year. It is our pleasure to make Sapphire the best place to live and to serve such great people. Happy Holidays and cheers to the New Year!!!

Management Office Closure Notice—Happy New Year!

The Management Office will be closed on Monday, January 1st, 2018, in observance of the New Year’s holiday. During this time, the Front Desk Staff will be available to assist you with any immediate requests. In the event you are expecting guests or have a large gathering, please inform the front desk beforehand and provide a guest list to the staff. All other inquires will be addressed by Management on Tuesday, January 2nd. Thank you and have a great and safe holiday weekend! Happy New Year!

Common Area Project—Update

The painting contractors have completed the painting of the Service Entrance! The painters will initiate the painting of the Lobby beginning on Tuesday, January 2nd, 2018! Please use caution while in the lobby as wet paint may be present. Please reference the updated painting schedule posted in the mailroom for additional details.

Christmas Tree Bin

Management has arranged for a trash container specifically for the disposal of Christmas trees! The container will be located inside the P-1 Refuse Room, from Wednesday, December 27th, 2017—Monday, January 8th, 2018. As a reminder, all trees must be brought down Monday—Saturday between the hours of 8:00am & 5:30pm, as the trees can be very messy and may require clean up. Also, please make sure that the trees are bagged or wrapped when bringing them into the common areas, as this will help eliminate excess debris and cleanup. We thank you for your cooperation with this matter!

Holiday Reminders

Below are a few helpful reminders in preparation for the upcoming holidays:

¨ Events or gatherings of twenty (20) persons or more require written notice to Management with a minimum 24-hour notice along with a guest list. Please be reminded that Sapphire residents are responsible for all guests, their actions and all noise levels being lowered after 10:00pm.

¨ Please do not place large amounts of food or food such as: potato peels, extremely fibrous material like corn husks, celery stalks, onion skins, and artichokes down the disposal. Also, no coffee grounds, grease, oil or fat can be allowed into your garbage disposal or drains.

¨ It is important to remember that all items thrown down the trash chute must be properly bagged. Loose items and trash should not be thrown down the trash chute. Also, glass and recyclables should not be thrown down the trash chute. Small amounts of recyclables can be placed in the blue recycle bins located on each floor, but large amounts must be broken down and placed in the receptacle located in the refuse room on parking level one (1).
